What we find in 92129 yards

Drainage complaints are the most common call from this ZIP. A homeowner near Twin Trails told us her turf had started pooling after every wash down, which she assumed meant the base had failed. It had not. The perforations in the backing were plugged with compacted infill and hair, and once the extraction pass cleared them the yard drained in minutes.

Grit is the other one. Wind coming down through Los Penasquitos Canyon Preserve drops a fine tan dust on everything east of the 15, and it works its way down into the infill through the fall. We see it as a dull film across the blades before we see it in the drainage.

Some of the newer Park Village HOAs have language about maintaining synthetic turf in a clean and uniform condition, which is vague until somebody complains. A cleaned yard with the blades standing up reads as maintained. A flattened, gray one does not.
