Coastal turf yards in Encinitas develop a fine white crust on the infill within 12 to 18 months of installation. Salt air binds with silica and pet residue, then locks in odor and reduces drainage. A 180-degree enzyme rinse with mechanical agitation lifts the crust. Pressure washing makes it worse.

We ran eight cleanings between Leucadia and Cardiff in the first three weeks of April. Two of them sat within four blocks of Moonlight Beach. One was off Neptune Avenue. The infill on every coastal yard looked the same once we brushed the blades back.

Why does salt air do that to artificial turf infill?
Encinitas air carries marine aerosols that drop sodium chloride, magnesium, and calcium onto every surface in the yard. The infill in most San Diego County installs is silica sand, sometimes mixed with crumb rubber or coated antimicrobial granules. Silica is reactive enough that the salts bind to the surface of each grain.
Add pet urine, dust, and a few months of UV exposure. The bound layer hardens.
The result is a crust that traps odor and slows drainage by roughly 20 to 30 percent based on what we measured on a 700 sq ft Leucadia yard last week. Owners think the smell is coming from the blades. It is coming from the infill underneath.
How we clean coastal turf differently than inland yards
Inland yards in Poway or Rancho Bernardo respond well to a standard treatment. Power-broom, enzyme rinse at 180 degrees, deodorize, brush vertical. Done in 75 minutes for 600 sq ft.
Coastal yards need an extra step.
We agitate the infill mechanically before the rinse. A power broom run at a 90-degree angle to the blade direction breaks the crust into loose particles. Then the enzyme rinse can actually reach the contaminants underneath. Without agitation, the rinse runs over the crust and the deodorizer fails inside two weeks.

Signs your Encinitas yard is overdue
Brush the blades back near the patio. Look at the infill. If you see a white film on the granules or a hard layer that resists your finger, the crust has formed.
