What a Real Turf Cleaning Service Call Looks Like

Last Tuesday we pulled into a driveway off Ted Williams Parkway in Carmel Mountain. The customer had two golden retrievers and a 900 square foot side yard that hadn't been cleaned in 14 months. We logged every step.
The Walkthrough (8 minutes)
Before any equipment comes off the trailer, we walk the yard with the homeowner. We're looking for matted high-traffic lanes, drainage spots, infill loss along the perimeter, and pet hot spots. On this Carmel Mountain yard the worst matting was along the fence line where the dogs pace. The drainage core near the back gate was clogged with two seasons of jacaranda debris.
Debris Pass (12 minutes)
We start dry. Backpack blowers on low setting to lift leaves and surface debris without spraying infill into the planter beds. On pet yards we use a fine-tooth rake to pull up solid waste that's worked itself into the blade base. This yard had nine months of dog hair and three jacaranda blooms compressed into the infill.

Power Brushing (15 minutes)
The power broom counter-rotates to lift fibers that have laid flat. We run it in two directions, perpendicular to each other. This matters. If you only brush one way, the fibers lean. After 14 months without a service call the fibers on this yard were lying nearly horizontal in the dog lanes. After the cross-pattern they stood back up at about 70 percent of original height.
Sanitizing and Deodorizing (20 minutes)
We pre-treated the pet zones with a plant-derived enzyme that breaks down uric acid at the infill level. Surface sanitizers don't reach the actual source of pet odor. The enzymes need 4 to 6 minutes of dwell time before the rinse. We use a hot water rinse at around 180 degrees, low pressure, to drive the solution down through the infill and then extract.
How Long Does a Turf Cleaning Service Take?
For a 900 sq ft yard with two dogs and 14 months of buildup, the full service was 67 minutes on the clock. A clean residential yard without pets, same size, would be closer to 40 minutes.

What Most Service Companies Skip
Infill check. Most cleaning crews finish the rinse and pack up. We pull a small soil probe sample from three spots in the yard. If the infill is below the manufacturer spec, we top it off with antimicrobial silica or Envirofill. On the Carmel Mountain job the perimeter had lost about 15 percent of its infill depth. We added 40 pounds.
We finish with a brush-up pass to set the fibers and distribute the new infill evenly. The yard looked like it had been installed in the last six months by the time we rolled off the driveway.
