Artificial grass cleaning in Rancho Bernardo means hot water extraction through the infill, not a surface rinse. Inland yards here collect hard water film from irrigation overspray and fine grit after Santa Ana wind. Both settle about a quarter inch down, below where a broom or a hose can reach.

People assume that is sun fade and start pricing replacement. Most of the time it comes off.

The other RB problem is grit. After a Santa Ana blows through the 15 corridor, the fine sand works down through the blades and packs into the infill, and by August the yard drains slower than it did in spring. A power broom moves the top layer around. Extraction is what takes the rest of it out.

Most Rancho Bernardo backyards take about 45 minutes with hot water extraction. A two-dog yard that has gone a year without service can take twice that, because the infill holds the odor and a single pass will not pull it out.

We worked a yard in Oaks North last summer where the owner had been rinsing weekly for two years and could not understand why it still smelled by noon. Rinsing moves urine salts sideways. It does not remove them. The recovery tank on that job came back the color of coffee.

HOA turf rules around Rancho Bernardo

Several of the associations here write turf condition into the landscape standards, usually some version of blades upright, no visible seams, no discoloration. That language is what triggers most of the letters homeowners send us photos of.

A flat, gray yard usually passes inspection again after cleaning and brooming, because the gray is posture. Blades laying sideways reflect light differently than blades standing up.
