The Job: 4S Ranch, Off Camino Del Norte

Most three-year-old turf in 4S Ranch does not need replacing. It needs the infill flushed and reset. We cleaned an 850 sq ft backyard last week for $295. The blades stood back up the same afternoon. Surface temperature dropped 17 degrees by sundown.

What Was Actually Wrong

The blades were lying flat. The yard looked dull. Drainage was slow after rain. Standard signs of a yard that has never been cleaned.

We pulled a small infill core when we got there. Three years of pollen, eucalyptus debris, oxidized rubber crumb, and dog hair compacted into a layer about an inch deep. The drainage holes underneath were blocked. The blades were not failing. They were buried.

4S Ranch yards take an unusual amount of organic debris because of how the neighborhood is laid out. Eucalyptus and pepper trees line a lot of the streets off Camino San Bernardo. The wind funnels debris into backyards from the canyons. New-build yards from the 2020 to 2022 install boom are now hitting the three-year mark all at once and most have never been touched.

The Process

  1. Power broom the surface to lift loose debris and stand the blades up.
  2. Hot water extraction at 180 degrees, low PSI, slow passes. This pulls the buried debris out without melting blades.
  3. Enzyme deodorizing rinse to break down anything organic the extraction missed.
  4. Top off silica infill where compaction stripped it.
  5. Final groom to set the blades upright.

Total time on this job: two hours and ten minutes. Two crew.

Why 4S Ranch Yards Hit This Wall At Three Years

The Del Sur and 4S Ranch communities went through a heavy turf install phase between 2019 and 2022. Builders bundled turf into the landscape package on new builds. Most homeowners were told turf was "maintenance free." It is not.

Without cleaning, infill compaction starts at 18 to 24 months. Visible blade laying starts around year three. By year five the yard looks unsalvageable to most people, but it almost always is salvageable if the backing is intact.

How To Tell If Yours Is The Same

Press the blades with your hand. They should spring back upright. If they stay flat, the infill is compacted.

Run a hose on the yard for two minutes. Water should drain through quickly. If it pools or runs off the surface, the drainage layer is blocked.

Walk the yard barefoot on a warm afternoon. If it feels noticeably hotter than your neighbor's, the infill has lost its reflective properties from organic buildup.

Any one of those means a clean is overdue.
