Turf Cleaning in 4S Ranch

4S Ranch turf is newer than most of what we clean. A lot of these homes off Camino Del Sur and around 4S Commons went in within the last ten years, and the yards came with the house. That means a lot of owners have never had the infill serviced once.
The problem we see here is dog density. Smaller lots, two dogs, kids on the same patch of turf. The synthetic backing holds urine salts, and out here the inland heat off the canyon edges bakes it in by July.
What gets pulled out of the infill
On a recent 4S job near Dove Canyon we lifted a corner and the infill underneath was black. That is bacteria and organic buildup, and no surface spray reaches it. We broom the fibers upright, steam at about 180 degrees, let the enzyme dwell, then rinse at low pressure.
We do not jet wash. We have cleaned up after crews that did, and the stripped, matted result costs the homeowner more to fix than the original clean would have.
HOA rules in 4S Ranch
The 4S Ranch and Del Sur associations are some of the stricter ones we work under. Several have explicit standards on yard appearance and odor, and we have been called specifically because a neighbor complained. A proper deodorizing service resets that. We work around HOA access and posted hours without issue.
