Torrey Highlands sits on the ridge north of SR-56, and the wind that runs up that corridor pushes a fine tan grit down into the turf. A leaf blower moves the top of it. The rest settles about a quarter inch into the sand and stays there.

What we found on a two-dog yard off Camino Del Sur

The owner told us the yard smelled worse after she rinsed it. That is normal. Water reactivates the salts sitting in the infill and lifts the odor without carrying anything away, because a hose has no vacuum behind it.

Roughly 600 square feet, two large dogs, no service in about eighteen months. The infill had compacted enough that water pooled near the back fence instead of draining through the perforations in the backing.

We ran hot water extraction across the whole yard, pulled the slurry back out, and made a second slower pass over the two corners the dogs use. Then a power broom to stand the fibers back up. The blades lay flat before we started and stood upright after, which is most of what people mean when they say the turf looks new again.
