What We Found in a 950 Sq Ft Mira Mesa Backyard

Synthetic grass cleaning removes embedded biofilm, pet waste compounds, and dust from infill using 180 degree hot water extraction and enzyme treatment. A 950 square foot yard with two dogs takes around 90 minutes and runs $225 to $325 in San Diego, depending on infill condition and how long it has been since the last service.

The homeowner lives near Mira Mesa Boulevard, three blocks off Camino Ruiz. Two large dogs. Synthetic grass installed five years ago. No professional cleaning since day one. He called because dark patches were spreading from the seams outward and the smell hit him every time he opened the slider.

We pulled in with the trailer rig around 8 a.m. Hot water unit, 50 gallon enzyme tank, rotary brush, and the deodorizing rinse. The yard sat behind a low block wall on the west side. Afternoon sun cooks that side of the house from about two o’clock on.

The Infill Was Saturated

Silica infill should look pale tan, almost like beach sand. His was charcoal. We grabbed a handful and squeezed. Brown liquid ran out the bottom of the glove.

That is biofilm. A mix of bacteria, broken down urine compounds, dust from the freeway, dead grass clippings blown over from the neighbor, and dog waste residue that never fully rinsed. Once it binds to silica it turns the infill into a sponge. A garden hose will not move it.

How We Actually Cleaned It

Step one is a dry brush pass. Counter rotating bristles pull fibers upright and break loose surface debris before any liquid touches the yard. Skip this and the enzyme just sits on top of matted blades.

Step two is enzyme application at full strength across the full 950 square feet. Twenty minute dwell. Enzymes need time to dissolve the protein bonds in urine and feces residue. Rushing this step is why most DIY attempts fail.

Step three is the hot water rig at 180 degrees, working in three foot sections. We hold PSI around 800 to 1,200 so we lift the saturated infill without tearing the backing or blowing out the seams. Slow, methodical passes.

Step four is the deodorizing rinse. We use a peroxide based finish that breaks down odor molecules instead of perfuming over them. The yard smells like nothing when we leave, which is what you actually want.

How Long Did The Mira Mesa Job Take?

Two and a half hours total. Final invoice was $295. The infill came back to the right color by the time we finished the second hot water pass. Blades stood upright again. He texted us a photo three days later. Still looked clean.

Why This Matters In April

Pollen counts in San Diego climb hard from late March through May. We see yellow dusted yards every morning right now. That pollen settles into the infill, gets wet from the marine layer that rolls in past Mira Mesa around 5 a.m., and feeds mold growth in the warm afternoons.

Add pets to that and the timeline tightens. Most of our regulars in Mira Mesa, Penasquitos, and Scripps Ranch book every six months. Two dogs in a yard under 800 square feet, we recommend every four.

What We Tell People Who Wait Too Long

Once you can smell the yard from inside the house with the door closed, the infill is compromised. At that point you are looking at infill replacement, which runs $4 to $7 per square foot installed, plus the cost of the new infill itself.

A cleaning every six to twelve months keeps the infill viable for the full life of the turf, which is twelve to fifteen years if you stay on top of it. We have seen yards installed in 2010 still look great because the owner stuck to a schedule.

And we have seen three year old yards already heading for the dump.
